An ADU is a smaller, independent residential dwelling unit located on the same lot as a detached single- family home. Also known as secondary suites, accessory apartments, and granny flats, our ADUs are detached of existing homes, a new stand alone “accessory” structure.

Our units offer an alternative to traditional residential housing in terms of rentals and options for seniors to stay near family as they age, additional office or recreational space.

According to a national study released by Freddie Mac, ADUs are growing in popularity. Nearly 70,000 properties with ADUs were sold in 2019 (the latest year that such statistics are available) representing 4.9% of total homes sold via the MLS, compared with just 8,000 properties with ADUs or 1.1% in 2000. Demand for ADUs is highest in California, Georgia, and Florida.

ADUs are not cheap to build, however. The average cost of an ADU is $180,000, typically about $260 per square foot. That number could stretch much higher depending on where you live. For example, an ADU could cost anywhere between $149,000 and $400,000 in the San Francisco Bay Area, and in Austin, Texas, an ADU can cost $300,000, the study shows.

ADUs are growing at a rate of 9% or 100,000 per year. ADU rentals are up: 8,000 ADUs were leased in 2019, up from less than 1,000 in 2000. Properties that have one are sought after. In the largest cities, a home with an ADU is priced 35% higher, on average, than a home without one.

There are about 1.4 million homes with an ADU in the U.S. as of 2019. The states with the highest concentration of sales listings with ADUs are California, Florida, Texas, and Georgia.

ADU sales are up: 70,000 properties with ADUs were sold in 2019 (4.2% of total homes sold on the MLS), compared to 8,000 properties with ADUs (1.1%) sold in 2000.

ADU listings are up: Between 2009 and 2018, the number of ADUs listed for the first time (including for-sale and for-rent units) grew by an average of 8.6% year-over-year.
